Letter about my mortgage with a fake check inside

Got a letter in the mail addressed to my father. It had our current home lender and mortgage company name on it, so at first it looked legit. The letter was trying to make it seem like it came from Assurance Fin'l Group.

Then down at the bottom in the small print it said they were not actually affiliated with them. There was also a fake check in there for some kind of allocated waiver.

What tipped me off right away was that my father is not the homeowner and he doesn't own the property. So none of it made sense.
